ENVIRONMENTAL ASSESSMENTS

The Phase I Environmental Site Assessment (Phase I ESA) is a comprehensive evaluation designed to assess a property for potential or existing environmental contamination risks, and the environmental liability associated with a commercial real estate asset of any type. It is an integral tool for managing risk during commercial real estate transactions because it helps assess and mitigate environmental risks, facilitates due diligence, provides legal protections, supports financing and insurance, enhances marketability, and ensures regulatory compliance. Reports are prepared to meet the requirement of ASTM Practice E1527-21 Standard Practice for Environmental Site Assessments.

We offer Phase I and Phase II Environmental Site Assessments and environmental compliance audits for all property types and sizes.  We are experienced in a varied number of reporting standards and individual client protocols, as well as government-related programs such as Fannie Mae and HUD Multifamily Accelerated Processing (MAP).

PHYSICAL CONDITION ASSESSMENTS

The PCA is a critical step in understanding the costs, risks, and opportunities related to a commercial real estate transaction and is intended to help the client understand how the condition of the building will impact the asset’s financial performance. The PCA will identify capital needs and prices all failing or damaged building systems and life safety issues, as well as estimates for replacement and maintenance costs (such as roofing and HVAC) over a selected term. The PCA Reports are prepared to meet the scope of work defined by ASTM E2018 Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process.

Pre-Acquisition Surveys 

Designed to provide timely data to investors contemplating the purchase of investment properties, both commercial and residential. This is a screening approach that can enable informed decision making and is aimed at identifying red-flag issues from both an environmental and property condition perspective. This can be a valuable service when time and cost savings are crucial.
